Who needs to fill out an application?

Any/all persons 18 years or older who will be residing at the property must fill out an application. (Make sure your application is filled out completely and signed!)

How do I apply?

You can find our application online by downloading the form and completing it, or stop by our office to pick up a paper application. Application fees are $40 for each adult applicant, payable via money order, cashier’s check, or personal check.

Do I need a co-signer?

The following must be met in order to apply without a co-signer:

  • Minimum 625 Credit/FICO score
  • Employment or other verifiable income at a minimum of 2.5 times the rent amount
  • Verifiable employment of a minimum of 6 months
  • Verifiable rental history of a minimum of 1 year

Recent eviction filings and/or writs, or rental debts will result in an automatic denial

What are co-signer requirements?

  • A minimum Credit/FICO score of 675
  • Verifiable employment or income source of a minimum of 1 year
  • Employment or other verifiable income at a minimum of 5 times the rent amount

** In some cases, a double security deposit may be considered instead of a co-signer**

What is your application fee?

Return the completed application to our office with a $40.00 non-refundable application fee – payable via check, cashier’s check, or money order.

(If you will be needing a co-signer, they will also have to fill out a co-signer application and pay the $40.00 application fee.)

What do I need for forms of ID and proof of income?

Bring in a form of government issued/school ID (or a copy).
Bring in proof of income; this can be
  •     Pay stubs from your last 3 pay cycles
  •     1040 or other tax form
  •     Bank statement showing regular deposits of income
  •     Letter from employer, on company letterhead, stating how many hours worked/pay scale/ length of employment, and a point of contact

Is there a deposit?

The holding deposit is 25% of the monthly rent amount. This will turn into a portion of the security deposit upon approval of the application. The remaining amount of the security deposit will be due at lease signing, unless you choose to pay the full security deposit amount in advance.

When is rent due?

All rent is due on or before the first of each month. Failure to pay rent on or before the first will result in a late charge of $25.00. Rent unpaid at the close of business on the 10th of the month will result in a late charge of $50.00. If you are making your rent payment online, you must allow 3 – 5 business days for credit card payments, and 2 – 3 business days for ACH payments to reach us. If you are making a payment on the 3rd day of the month or later, your rent payment will be received late and subject to a late fee. There is a fee for paying online. If you use your credit card it’s 3.5% of the total payment you make and to do an ACH will cost $2.95. You can go into your checking accounts and under bill pay set for your rent to come out on the 1st no later than the 5th of the month.
